Residential Remodeling Market

 

Remodeling continues to be the strongest sector of the residential construction market. Over the last several years, the market has changed, but there are many reasons to be optimistic heading into 2016.

  • According to Harvard University’s Joint Center for Housing Studies, residential remodeling is a $325 billion industry.
  • Energy-efficient upgrades will be in demand for the 130 million homes that are more than 30 years old on average
  • Increase of aging-in-place remodeling projects to meet baby boomers’ home-updating needs
  • Continuing stabilization of existing home sales indicates future rise in remodeling activity
  • Strengthening of the kitchen and bath remodeling market as homeowners improve their existing homes rather than move
  • Recent Pew Research Center survey findings that 81% of Americans think their home is their best long-term investment

The fundamentals of the remodeling market — an aging housing stock, stabilizing home prices and a pent-up need for maintenance and repairs — a very positive outlook for remodeling going into 2016.

Remodeling Drivers

Remodeling activity is segmented in two basic groups: 1. Discretionary Improvements and 2. Maintenance and repair. Maintenance and repair is currently the larger of the two sectors and is driven by normal upkeep. New roofs, new windows, etc. Discretionary projects are improvements to a home that make it better, larger and/or generally more suited to the living needs of the home’s occupants.

There are three primary market drivers.

1. Existing-home sales. Homeowners often remodel or improve prior to selling their homes. They also improve or remodel just after buying a new home. During the height of the housing boom approximately 7 million existing homes were sold annually. Today that number is closer to 4 million.

2. Average Age of Homes. The nation’s housing stock gets older with each passing year. Major systems begin to fail and need to be replace after 20 years. Today the average age of the nation’s 130 million existing homes is 35 years.

3. Home prices. For 70 years, home prices nationally only went one direction: up. When prices rise, homeowners are more comfortable investing in their homes. Since 2008, home prices have fallen dramatically in many parts of the country. This has changed the overall character of remodeling activity. Homeowners are much more cost conscious when maintaining or improving their home.

The LIRA

Harvard University’s Joint Center for Housing Studies Remodeling Futures Program is devoted to quantifying and understanding the U.S. remodeling market. In recent years, it has developed a remodeling forecast index called the LIRA, short for Leading Indicator of Remodeling Activity. The LIRA projects annual spending growth for home improvements will accelerate to 4.0% by the first quarter of 2016.

General Instructions

Terms and Agency Commission: 15% of gross billing for display advertising space, color, special position premium, provided account is paid within 30 days of invoice date. 1½% charge per month on accounts 30 days or more in arrears. No cash discount. Commission is not allowed on mechanical or special charges, including those for artwork, photos, printing, reprints, backup of inserts, tip-ins, and all other special handling requirements. In the event of non-payment, publisher reserves the right to hold advertiser and/or its advertising agency jointly and severally liable for such monies as are due and payable to the publisher. Agency commission will not be paid if the submitted ad material requires additional work by the publisher.

Short Rates and Rebates: Advertisers will be short-rated if within the 12-month period from date of first insertion they do not use the number of insertions contracted for upon which their billings have been based. Advertisers will be rebated if within the 12-month period they have used sufficient additional insertions to earn a lower rate than that at which they have been billed.

Rate Protective Clause: Rates are subject to change on notice and become effective for all advertisers with the stated specific issue and all issues thereafter. However, advertisers may cancel or amend their contracts without incurring short rate adjustment if they have fulfilled their contract terms through the issue preceding that with which the new rates are effective.

Publisher’s Copy Protective Clause: In consideration of the acceptance of any advertising from the advertiser and/or the advertising agency for publication at the rates set forth in this rate card, the advertiser and/or the advertising agency represents and warrants that all material delivered to the publisher for publication shall be free of libel and that publication thereof will not violate or infringe any copyright, trademark, right of privacy, or any other statutory or common law property right of any person, and that the advertiser and/or the advertising agency will indemnify, defend and save harmless the publisher, its agents, assigns and successors against any claim, demand, costs, expenses and damages, including reasonable attorneys’ fees incurred by the publisher, arising out of or in connection with any breach by the advertiser and/or the advertising agency of any of the foregoing.

Advertising That Simulates Editorial Content: Advertisements that in the opinion of the publisher resemble editorial material or the publication’s editorial format will carry the word “Advertisement” in at least 10-pt. type at the top or bottom.

From 2001-2014, Alfano served as the editorial director of the Residential Remodeling Group at Hanley Wood Business Media, where he won 10 prestigious Jesse H. Neal Awards for excellence in journalism in a four-year period, 2011-2014. He also captured numerous ASBPE National and Regional awards during his tenure. Alfano has been a force in the construction industry since 1972, when he first learned carpentry skills. In 1977, he joined one of the first residential design-build firms in the country, where he served as project manager on new custom homes and remodeling projects, and helped pioneer energy-efficient construction practices.
